Mortgage FAQ’s

You can put as little as 3%, depending on the mortgage loan program you qualify for.

Closing costs will vary, depending on your specific situation. A general estimate you can go by is to expect 2-3% to be closing costs.

Home loan pre-approval is good for 90 days. Afterward, you will need an updated home loan pre-approval letter.
From signing the contract to closing, the process usually takes 30 days or less.
You can only roll closing costs into a home refinance. You cannot roll closing costs into a mortgage loan.

You can only use seasoned cash for down payment, meaning your money must be in the bank for at least 60 days.

Your mortgage score is weighted differently than the scoring models that you find on most credit monitoring websites.

When you have a hard credit pull it will count as an inquiry. Your score may decrease just a few points, but will quickly recover in a few months. It’s much more beneficial to pull credit with a home loan pre-approval and plan in place, than to not pull your credit at all.

You don’t need a home loan pre-approval to look at homes, but realtors don’t get paid unless they sell a home. Most real estate agents won’t waste time showing you home unless they are positive you can purchase one.

2 years of work history is needed. Does not necessarily have to be at the same job. College can also be counted toward a 2 year work history.

You must have at least 2 years of self-employment to qualify.

Yes, your spouse or significant other can go on the title as well, and will still have ownership without being on the mortgage.

In the terms of your own mortgage loan, nothing will happen. The only thing that will change is where your mortgage loan payments will be going.
